Terms of Service

1. Agreement

By booking a property through lindenpmg.com, you ("Guest") agree to these Terms of Service with LPMG LLC ("Host", "we", "us"). Please read them carefully before completing your reservation.

2. Reservations & Payment

  • Reservations are confirmed only upon successful payment processing through Stripe.
  • The total amount — including nightly rate and one-time cleaning fee — is charged in full at the time of booking.
  • All prices are in US dollars.
  • Nightly rates are dynamic and may change at any time. The price shown at checkout is final for your reservation.

3. Check-In & Check-Out

  • Check-in: 3:00 PM on the arrival date.
  • Check-out: 11:00 AM on the departure date.
  • Early check-in or late check-out may be available upon request but is not guaranteed.
  • Check-in instructions, access codes, and property details will be sent to your email address after booking confirmation.

4. Cancellation & Refunds

Cancellations must be requested by emailing contact@lindenpmg.com. Our cancellation policy is as follows:

  • 14 or more days before check-in: Full refund, less a 3% payment processing fee.
  • 7–13 days before check-in: 50% refund of the nightly rate; cleaning fee is non-refundable.
  • Less than 7 days before check-in: No refund.

In the event that we must cancel your reservation due to circumstances beyond our control (e.g., property damage, emergency), you will receive a full refund.

5. House Rules

  • Maximum occupancy must not be exceeded. Unauthorized guests are not permitted.
  • No smoking inside any property.
  • No parties or events without prior written approval.
  • Pets are not permitted unless explicitly stated in the property listing.
  • Guests are responsible for keeping the property in the condition it was found. Excessive cleaning, damage, or missing items may result in additional charges.
  • Please be respectful of neighbors. Noise should be kept to a reasonable level, especially between 10 PM and 8 AM.

6. Damage & Liability

Guests are responsible for any damage to the property, its contents, or common areas caused by the guest or their invitees during the stay. LPMG reserves the right to charge the payment method on file for reasonable repair or replacement costs.

LPMG is not liable for theft, loss, or damage to guest property during the stay. Guests are encouraged to obtain travel insurance if desired.

7. Minimum Stay

Each property has a minimum stay requirement, displayed on the property listing page. Bookings that do not meet the minimum stay cannot be completed.

8. Accuracy of Information

We strive to keep property descriptions, photos, and amenity lists accurate and up-to-date. Minor discrepancies (e.g., décor changes) do not constitute grounds for cancellation or refund.

9. Governing Law

These Terms are governed by the laws of the Commonwealth of Pennsylvania. Any disputes shall be resolved in the courts of Allegheny County, Pennsylvania.
